First of all, get pre-approved, and then start looking for something you can afford.

Don't expect to buy your dream home on your first shot--start from something small, cozy. In several years, you will be building equity in your little property. Then next time, when you are ready to move up to a bigger house, you won't have the down payment problem anymore. It's so much easier to move from one property to the next than trying to buy your dream home on your first shot.

 

Well, with the sub prime chaos from last year, 100% finanacing program are not availiable anymore...however, the new FHA first time buyer program can get you into your first home with as little as 3% down payment...or even, with the help with some sellers and new home builders, the sellers can pay the 3% down payment as an assistant to the buyer to satisfy the requirement of the FHA loan!

Now with the $8000 tax credit that can be used as downpayment or closing cost...its even easier to you to get you foot in the door.

And they are really not that hard to quallify for either!

The bottom line is, that you need to be comfortable with your monthly payment, and you won't know how much your payment might be unless you talk to a loan professional!

General Guidelines:

1. Decent Credit History--although FHA program is not credit driven, but a decent credit history will always make your loan stronger

2. Last 2 Year Stable Working History

3.Low Debt-To-Income Ratio
